25 STEPS TO ENCOURAGE THE QUICK SALE OF YOUR HOME

 

1.       Prepare detailed market analysis and price opinion exclusively for your home considering current market conditions and competition with emphasis on recently sold comparable properties.

 

2.       Suggest ways to make your home more saleable.

 

3.       Prepare an appealing, accurate listing from MLS. Submit it in a timely fashion. Mail you a copy of your processed listing sheet.

 

4.       Place the J.P. Weigand & Sons exclusive sign in the front yard of the

property to attract attention and advertise home for sale.

 

5.       Install Lock Box.

 

6.       Immediately “all page” information on the property to J.P. Weigand agents to attract their attention.

 

7.       Immediately submit information into MLS system in order to alert over 2000 agents about the listing for immediate attention.

 

8.       Highlight features of your home on a flyer to distinguish your home from the competition. Provide these flyers outside and inside your home for Buyers and other salespeople.

 

9.       Visual Tour of the home by J.P. Weigand agents in order to entice them to show the home.

 

10.     Prepare a flyer for distribution to the top agents in the area in order to entice them to show the home.

 

11.     Collect and give all pertinent information on ownership to your potential Buyers (e.g., taxes, utility costs, home association information, schools, recreational facilities, seller disclosure statement, etc). Prepare finance options examples for buyers viewing your home, as well as information concerning the area and its amenities.

 

12.     Take pictures of your home for the MLS System, advertising and flyers.

 

13.     Notify immediate neighbors via Just Listed Postcards as a way of soliciting the help of neighbors to find a potential Buyer.

 

14.     Tell other agents with homes listed for sale in the immediate area or similar price range about the home in order to solicit their help in obtaining a potential Buyer.

 

15.     Contact the Referral Network Coordinator in our office to alert her of the listing and to secure the names of potential customers who may be transferring in from out of town, so I can ask their agents to show them the property.

 

16.     Contact any past customers or clients who may be interested in the home or who may know someone who would be.

 

17.     Aggressively advertise the property, including it in our full-page, color ad in the Wichita Eagle classifieds.

 

18.     Upon seller request, conduct an open house.

 

19.     Follow up with all showings for pertinent comments from buyers.

 

20.     Follow up on all sign and ad calls.

 

21.     Keep you abreast of changes in the marketplace (e.g., financing, new listings, houses that have sold in the area, etc.)

 

22.     Discuss market position:

                   a. Possible price adjustment

                   b. Write new ads if needed

                   c. Discuss special advertisement if appropriate

          d. Review comments from buyers and follow their suggestions to correct mechanical structural concerns, make cosmetic improvements

 

23.     Pre-qualify each Buyer's needs, wants and ability to own—before arranging a personal showing of your home.

 

24.     Mediate offers between you and the Buyer.

 

25.     Monitor the dates and events during the closing process (e.g., lender requirements, inspections such as termite, roof, radon, mechanical, foundation, etc.)
